Each lease at The Orchard Columbia is for a 12-month term. Residents are given first option to renew their house for another 12-month term.
The first step is for each roommate to complete the application on The Orchard Columbia website. Once each roommate has submitted an application, the signing process can be completed either in our office or online.
Each resident needs to bring the following when signing a housing contract: Security Deposit, Application Fee of $50, completed Parental Guaranty Form, and pay a reservation fee.
The Parental Guaranty Form is on our website and can be downloaded by a parent or legal guardian, completed, and either brought to your contract signing or faxed/mailed to our office.

Monthly installment payments are due on the 1st of the month and are considered late after 5 p.m. on the 5th. The Orchard Columbia offers each resident a grace period between the 1st and the 5th to pay their monthly installment with no late fees if paid during that time period.
